The best London neighbourhoods for commuters

Last reviewed October 30, 2026

London is compact, but where you live can still add or save 15–30 minutes on every GTA trip. The right neighbourhood depends on whether you drive or take the train, and what else matters to you.

If you'll mostly drive

London's 401 access is along the city's southern edge. Major interchanges include Wellington Road, Highbury Avenue and Veterans Memorial Parkway, and Highway 402 connects to the 401 in the southwest. Areas with quick access:

South and southeast London

Neighbourhoods such as Summerside, Westminster, White Oaks, Pond Mills and areas near the Highbury and Wellington interchanges put you on the 401 within minutes. There's a mix of newer subdivisions and established, more affordable homes.

Southwest London and Lambeth

Lambeth, Talbot Village, Riverbend and other southwest areas have quick access to the 402 and 401 interchange. They have lots of newer homes and suit people heading to Woodstock, Kitchener or the GTA.

East London

Areas near Highbury Avenue and Veterans Memorial Parkway, including Argyle and parts of the east end, offer quick 401 access and some of the city's more accessible price points.

If you'll mostly take the train

London's VIA station is downtown on York Street. Living centrally can make it a walk or a short bike ride:

If you'll do both

Central-south neighbourhoods like Wortley Village and parts of Old South balance train access with a reasonable drive to the Wellington Road interchange.

The northwest trade-off: popular areas like Hyde Park, Fox Hollow and Sunningdale offer newer homes and great amenities, but they're the farthest from the 401. Expect to add significant time to every GTA drive through city traffic.

Test your shortlist

Before you make an offer, drive from the specific address to the 401 at rush hour, or to the VIA station. Two homes in the "same" neighbourhood can differ by ten minutes depending on which way the streets connect.

Families with a commuting parent

When one parent commutes to the GTA, the rest of the family's daily life still happens in London. Weigh the commute against school locations, activities and the other parent's work. A home a little farther from the 401 might save the family far more driving during the week. Many families end up in central-south or southwest neighbourhoods that balance highway access with schools, parks and everyday shopping.

Resale appeal

Homes with quick highway access, a garage and a home office space appeal to the next commuter buyer too. When you sell, those features help.
